What a quantity surveyor is actually for
A QS turns a design into a priced document that can be compared, controlled and defended. Without one, you are comparing builders on a single headline number, which tells you almost nothing: because the cheap number is usually cheap by exclusion rather than by efficiency.
What we do
Prepare the bill of quantities. Every item measured and priced, so that “we are 400,000 cheaper” becomes a question you can actually answer.
Compare tenders like for like. Most Kenyan tender comparisons founder because each builder has priced a slightly different scope. We normalise them so you are comparing the same house.
Value work at each milestone. Payment should follow completed work, not the calendar and not a builder’s cash position. We measure what is actually done before a stage is certified.
Control variations. Every change priced and approved before it happens. This is where most budget overruns actually live, not in one big surprise but in twenty unpriced small ones.
We will do this on builds we are not building
Genuinely. If you have appointed another contractor, we will act as your QS and project manager against them. Some clients prefer that separation and it is a reasonable thing to want.
Where we are both building and measuring, we will say so plainly, because you should know when the person valuing the work also benefits from the valuation. On larger projects we would rather you appointed an independent QS, and we will help you find one.
Programme
A programme with named milestones and realistic durations, updated as the job moves. It is also what makes staged payments meaningful: a milestone that is not defined cannot be certified, and an uncertifiable milestone is how payment schedules quietly become time-based instead.
