House Extensions in Kenya: Adding Space Without Breaking the House
An extension is three problems, not one
Approval. Most extensions need county approval, and adding rooms without it creates a problem that surfaces at sale or valuation rather than during construction. Estate covenants in Runda, Karen and Gigiri frequently impose their own limits on top, and they are reviewed before the county looks at anything.
Structure. New foundations settle differently from foundations that have been in the ground for thirty years. Tying an extension into an existing house without designing for that differential movement is why so many Nairobi extensions show a crack along the junction within two rainy seasons.
Services. This is the one clients least expect. A house wired and plumbed for three bedrooms does not automatically serve five. The consumer unit, the incoming supply, the water storage and often the septic system all need reassessing.
How we handle the junction
Movement joints where the new structure meets the old, foundations designed to match the existing bearing rather than the current minimum, and a tie detail specified by the structural engineer rather than improvised on site.
Where the existing foundations are inadequate to build off, we say so before you commit. Sometimes the honest answer is a freestanding structure alongside rather than a bonded extension.
Choosing a home improvement contractor
An extension sits between a repair and a new build, and the wrong contractor for it is usually one who only does one of those. A general home improvement contractor who has never tied a new foundation into an existing one will get the junction wrong, and the junction is where extensions fail.
Ask to see an extension they have completed, specifically the join, and ask how they handled the differential settlement between old and new foundations. It is the single question that separates the trades here.
