The cheapest good house in Kenya is usually a bungalow
A bungalow costs roughly 20–35% less per square metre than an equivalent maisonette. That is not a small difference and it is worth understanding before you settle on a design, because it is the single largest lever most clients have.
The reason is structural. A single storey needs no suspended concrete slab between floors, no staircase taking up floor area on both levels, lighter foundations, and simpler services runs. On a generous plot in Karen, Runda or Lang’ata, where land is not the constraint, a bungalow gets you more house for the money.

A 3-bedroom bungalow of 120 m² at mid finish is the most common Kenyan brief, and it typically lands at KES 7.2M – 8.4M. A compact 2-bedroom at basic spec starts around KES 3.2M; a spacious 4-bedroom at premium finish runs KES 17M and up.
Where the money actually goes
Finishes, not structure. The shell of a bungalow varies far less between a basic and a premium build than people expect: what moves the figure is joinery, worktops, sanitaryware, ironmongery, flooring and roofing material.
That is useful, because it means you can build a good shell now and improve finishes later. What you cannot easily do later is fix a foundation, so we would rather you spent on the substructure and economised on the kitchen than the reverse.
Plot shape matters more on a bungalow
A bungalow spreads. On a narrow or steeply sloping plot it can end up needing more retaining and more roof than a two-storey house covering the same accommodation, and the cost advantage narrows or disappears.
