- Karen sits under low-density zoning with minimum subdivision sizes, so a plot off Bogani Road cannot simply be split to help fund the build.

Building in Karen
Karen is the most straightforward place in Nairobi to build well and one of the more complicated places to get permission to build at all. The plots are generous, access is good and the ground is mostly cooperative. The constraints are regulatory and covenantal rather than physical.
Zoning sets the brief
Low-density zoning with minimum plot sizes governs most of Karen, and it shapes projects before design starts. Owners frequently arrive with a plan to subdivide part of a large plot to fund construction on the rest, and frequently that plan does not survive contact with the zoning.
We check it at the brief stage. Finding out at month three that the funding model does not work is the worst possible time.
Approvals run in parallel, not in series
Most substantial Karen builds need NEMA approval as well as county approval. The mistake that costs time is treating that as a step that happens after the drawings are finished. Started in parallel with structural design, it usually costs nothing in programme; started afterwards, it can add months.
The plot works in your favour
Once you are approved, Karen is a good place to build. Half-acre and larger plots mean real lay-down space for materials, room to site a mixer or take a ready-mix delivery straight to the pour, and no need to price concrete pumping that tight urban sites cannot avoid.
That is a genuine cost advantage over building the same house in Kilimani or Parklands, and it is worth several percent on the substructure.
Estate rules on top
Most Karen estates have their own covenants on boundary treatment, height and external finish, and they are enforced more consistently than the county requirement. We resolve them before drawings go in, because a design approved by the county and refused by the estate is a design done twice.
