Building a House in Parklands, Nairobi

What is different about building in Parklands
- Parklands plots on the numbered avenues sit close together, so a new build involves party wall and boundary agreements with occupied neighbouring properties.
- Highridge sites near the Parklands shopping centre have almost no storage space, so a just-in-time delivery schedule is part of the construction programme.
- Older Parklands buildings being converted rather than demolished need a structural survey before any load-bearing wall is touched.
Building in Parklands
Parklands is dense, old and close-set. Plots on the numbered avenues sit near enough to each other that almost every substantial project involves the neighbours: legally, physically or both.
Boundaries and party walls
Building on a boundary, tying into a party wall, or working within a metre of an occupied property all require agreement. Obtained early it is administrative. Obtained after a complaint it is a dispute that can stop a site.

No room for materials
Highridge and the tighter Parklands sites have essentially no lay-down space. That makes the delivery schedule part of the construction programme rather than a logistics detail: materials arrive close to when they are needed, and a missed delivery stops work rather than delaying it.
It also means the programme has less slack than the same build would elsewhere, and we price and plan accordingly rather than pretending otherwise.
Convert or demolish
Much of the older Parklands stock can be converted rather than replaced, often for considerably less. But conversion begins with a structural survey, because these buildings frequently have load-bearing internal walls where a modern plan assumes partitions.
Discovering that mid-demolition is expensive and occasionally dangerous. Surveying first turns it into a design constraint, which is a far cheaper kind of problem.
