What building with us actually looks like
The commonest Kenyan building story is a project that starts at one number and finishes at another, with a contractor who stopped answering somewhere in between. Almost every part of how we work exists to make that story impossible.
The sequence
- Brief and budget test. Before drawings, we test whether the brief and the budget meet. If a 4-bedroom maisonette at your figure means finishes you would be unhappy with, we say so at this stage rather than at plastering.
- Design and structural drawings, through an architect and structural engineer. You own these.
- Bill of quantities, priced item by item. This is the document the contract is built on and the one you should compare between builders, not a single headline figure.
- County approval, and NEMA where the project needs it. Quoted as separate visible lines.
- Construction, against a programme with named milestones.
- Handover, with a defects liability period during which we come back and fix what emerges.
How you pay
Staged payments tied to completed milestones (substructure, ring beam, roof, plaster, handover) by M-Pesa or bank transfer, with a receipt at each stage. We do not ask for a large deposit before materials are on site.
That single term is the difference between a client who is exposed and one who is not. At every point in the programme, the value of work completed on your plot should exceed what you have paid.
Variations
Some things genuinely change mid-build: rock where the soil survey suggested murram, a client who wants a different roof. Those become written variation orders you approve before we proceed. Nothing reaches the final account that you have not already seen and agreed.

If your plot has a problem (black cotton soil that will push foundation costs up, an access road that a ready-mix truck cannot use, a subdivision that has not actually been completed) you will hear it from us before you commit, not after the deposit.
