What is different about building in Westlands
- Westlands plots off Rhapta Road now carry high-rise zoning, so a residential rebuild here usually begins as a demolition and a change of use application.
- Sites along Woodvale Grove have almost no lay-down space, so materials arrive on a delivery schedule rather than being stockpiled on the plot.
- County restrictions on construction hours near the Sarit Centre commercial blocks lengthen the programme and have to be priced into it from the start.
Building in Westlands
Westlands is the hardest place in our coverage to build a house, and the most likely place for the honest answer to be “do not build a house here”.
The land has outgrown the housing
Zoning across much of Westlands now supports substantial floor area, and land values reflect that. A single-family house on a Rhapta Road plot is, in pure financial terms, an under-use of the site.
We say that plainly to clients who arrive wanting a family home here. Sometimes the answer is that they should build it in Kitisuru and develop this plot instead. We would rather have that conversation at the brief than build something the client later regrets financially.
Site logistics are the cost
Where a build does go ahead, what makes it expensive is not the structure: it is everything around it. No lay-down space means materials arrive on a schedule and any delivery failure stops work. Restricted construction hours near the commercial blocks stretch the programme. Tight access means concrete is pumped rather than poured directly.
Every one of those is a real cost and every one of them is invisible in a rate per square metre quoted by someone who has not seen the site.
Change of use
A residential rebuild in an area zoned for higher-density development frequently needs a change of use application, and that is a different process with a different timeline from a straightforward building approval. It belongs at the very start of the programme.
