Black cotton

Much of the James Gichuru corridor and the surrounding roads sit on black cotton soil. It swells when wet and shrinks when dry, moving seasonally by enough to crack a building founded as though it were on stable ground.

The answer is not complicated (foundations taken deeper, to a stratum that does not move) but it has to be designed and priced from the beginning. On a maisonette the additional depth is greater again, because there is more load to carry into ground that only becomes reliable further down.

A soil investigation before the BQ is written is the single most useful thing a Lavington client can pay for. It costs a fraction of what discovering the problem at excavation costs.

Trees

Lavington’s mature planting is part of why the area is desirable, and much of it is protected within building approvals. Removing a substantial tree is a separate application. Clients regularly assume it is a site decision and it is not.

We identify protected planting at survey and design around it where we can, because designing around a tree is nearly always faster than applying to remove one.

Subdivision timelines

Splitting a large Lavington plot is common and it is slower than owners expect: fresh county approval, a new access arrangement, and title work that runs on its own schedule. Where the subdivision funds the build, that sequencing has to be understood before anything is committed.
