What does having no mains sewer add to a Runda build?

A private treatment system, typically a biodigester on a residential plot, and it belongs in the BQ as a substructure item, not as a fitting-out extra. Budgeting it late is a common Runda mistake because it competes with finishes at exactly the wrong moment.

Do estate covenants really override our design?

Building in Runda

Runda is close to the easiest place in Nairobi to build physically and one of the more regulated places to get a design approved. Space is abundant; discretion is not.

No sewer

Runda has no mains sewer connection. Every plot handles its own effluent, which means a private treatment system is part of the build rather than an accessory to it.

The mistake we see repeatedly is budgeting it late. Treated as a fitting-out item it competes with kitchens and bathrooms for the tail end of the budget, at precisely the point when clients least want to spend on something invisible. It belongs in the substructure section of the BQ.

Covenants before county

Runda’s estate covenants govern boundary walls, external finishes, setbacks and heights, and they are reviewed before any county submission. They are also enforced more consistently than the county requirement.

We resolve them first. A design approved by the county and refused by the estate is a design paid for twice.

The plot pays you back

Once approved, Runda is a genuinely economical place to build. One-acre plots mean full lay-down space, room to establish properly, and a ready-mix truck that can discharge directly at the pour rather than through a pump.

Concrete pumping is a real line item on constrained sites and it disappears here. Over a substantial substructure that is a meaningful saving, and it partly offsets the private treatment system that the absence of a sewer forces on you.
